What Agents Ask Before They Send the First Report
How fast can you turn around inspection repairs before a closing?
We acknowledge every request the same business day and provide a priced repair scope within 48 hours. Scheduling the work itself depends on the items and the property, but if you have an established closing date, tell us and we’ll schedule against it. Priority scheduling for approved repairs tied to a closing or final-walkthrough date is a standard part of our realtor service.
Do you work with the realtor, or with the buyer and seller?
Either. Agents commonly send us the repair amendment on behalf of a client, and buyers and sellers contact us directly. We communicate with whichever parties are authorized in the transaction, and the Repair Completion Packet we deliver at the end is formatted to go straight into the transaction file.
What if some items on the report are outside your scope?
We tell you before you approve anything. When we review a report we sort it into repairs within our scope, items needing an onsite assessment, items requiring a licensed specialty trade, and items outside our service scope. Findings that need an engineer, a remediation contractor, an environmental professional or further investigation are identified and referred rather than performed. We complete only the work described in the approved written scope.
What do I receive when the repairs are finished?
A Repair Completion Packet: photographs of the completed work, an itemized completion summary numbered to match the inspection report, notes on anything referred to a specialty trade, and the final invoice. One document that closes the loop on the report, so the agent, the lender and the file all see the same thing.
